Buy TV’s X Factor Home For £3.75million.

The swanky North London villa where last year’s contestants were housed is on the market for £3.75million. The house, known as Tanglewood, is a seven bedroom, 6,000sq ft mansion in Mill Hill.The developers were expecting to sell the mansion for more than £5million when they began to build it in 2008.However with property prices taking a downturn, by the end of the project in 2009 the house failed to even sell at £3.5million. This is in spite of the fantastic views and high spec interior.

This time last year the developers, a father and son team, were more than happy when the X Factor producers called asking if they could rent the property for the duration of the 12 week live shows. They wanted a hidden away place where the contestants would have privacy and so the house fitted the bill perfectly. The show was prepared to pay £50,000 for the use of the house so they were both delighted due to the market being so flat. The developers were thinking of renting the house out anyway due to it not selling but X Factor paid such a premium for a short term let that they could not believe their luck.

Now that X Factor has finished they have put the house back on the market, except it is for 3.75million this time. They have denied that they are cashing in on the X Factor buzz in regards to raising the price tag by a quarter of a million pounds. Instead they believe that the area of Mill Hill is recovering and so the price of the house needs to reflect this. There has been a sudden surge of interest recently in the house but the agent feels that this is more to do with the rush of beating the stamp duty increase rather than anything to do with the X Factor. He feels that a house of this calibre would sell itself and did not need a TV show to boost interest.

Unbelievably there were forty contestants staying here when the show was live but there is not a trace of them left now. All carpets were replaced by the producers and the house is immaculatly decorated.The house is built on Hyver Hill and is situated in a private cul-de-sac.
